You are right to be a little skeptical. Less expensive while being longer lasting, and lightning fast installations are big claims.
Fortunately the system is so versatile and beneficial, that its already been heavily battle tested in some of the most regulated government, military and private sectors. Household names such as: NASA, Disney, ExxonMobil, and Home Depot, are just a few adopters of this system. It’s withstood the oppressive heat of the Arizona desert, the deep freeze of the Alaskan tundra and 3 costal hurricanes.
It will bond to anything besides silicone and old shingles. If your roof is metal, TPO, EPDM, BUR, or Mod Bitumen, we can install the membrane.
If for whatever reason liquid rubber membrane is not the right call for your building, you are still dealing with a full service roofing company. 431 offers expert level flat roof replacements, metal roofing, shingles, and repairs. We will point you to the system that actually fits the roof you have, not the one we would rather sell.
Every row below is a real performance difference, not a marketing checkbox. This is where liquid rubber stands against TPO, EPDM, built-up, and modified bitumen.

The system we install is TritoFlex 2K by Triton, an industrial-grade, instant-set liquid rubber membrane used worldwide for roofing and waterproofing. Water-based, non-toxic, zero-VOC, sprayed to any thickness in a single coat (typically 60 ml), forming a lightweight, seamless rubber membrane with no waste, easily repaired, renewable indefinitely. It was engineered as a stronger, safer alternative to wasteful, disruptive, costly roof tear-offs.
The credentials: FM Approved (the most rigorous commercial roofing certification in North America), Class A fire-rated, tested to FM 4470 for wind uplift at 990 psf, the highest rating in the industry, and for severe hail. Documented performance: over 1,200% elongation with 98% recovery, 700 psi tensile strength, 1,300 psi adhesion to steel, no degradation after 1,000 hours of accelerated UV. The highest wind, hail, and fire ratings in its class.
A TPO bid at $12 per sq ft looks competitive next to liquid rubber membrane, until you remember that is the install number, not the all-in number.
the TPO bid does not include tearing the old roof off ($3 to $6 per sq ft) or replacing the insulation that comes off with it ($5 to $8 per sq ft for the typical 100 mm of insulation). Add those back and a conventional re-roof is $18 to $38 per sq ft all in.
Liquid rubber at $12 to $16 per sq ft goes over the existing roof. No tear-off, no insulation loss. So the all-in number is $12 to $16. It comes in at less than a third of the real price of a conventional re-roof, and lasts longer.
On a 20,000 sq ft building, the insulation you do not have to throw away and re-buy is $100,000 to $160,000 on its own.
This is not a product that gets specified because it is cheap. It gets specified when the building cannot fail and the budget cannot blow.
It is on the roof of NASA’s Michoud Assembly Facility, the 1.8-million-square-foot building where space-launch rockets are assembled, which chose a liquid rubber recover over a full tear-off and TPO replacement, and has since taken three hurricanes, including Hurricane Ida, with the membrane intact.
It has been specified by ExxonMobil, Dow Chemical, General Motors, Home Depot, JPMorganChase, Bank of America, the Walt Disney Company, Wells Fargo, the Federal Aviation Administration, Kellogg, Nationwide, Xcel Energy, Virginia Tech, the University of Iowa, the Panama Canal, and Anglo American Platinum: refineries, manufacturing plants, banks, theme parks, universities, and infrastructure on five continents.
If it holds up there, it will hold up on a Winnipeg warehouse.
This membrane was engineered to survive the planet’s worst, in both directions. The same liquid rubber protects roofs on the -40°C Alaskan tundra and in the heat and relentless UV of the tropics; on Gulf Coast plants through hurricane after hurricane; on oil refineries under constant chemical and salt assault. UV, ozone, salt water, acids, deep cold, severe hail. The manufacturer’s word for all of it is “no match.”
A Manitoba roof has an easier life than a refinery in the Gulf or a roof on the Arctic tundra, which is exactly why this system lasts here. It moves with the building through Winnipeg’s freeze-thaw winters instead of going brittle like EPDM, splitting at the seams like TPO & SBS, or cracking like a built-up roof. Heavy snow load, ice, hail, and 30°C July sun are all well inside what it is built for.
One honest note on the cold: the membrane performs in extreme cold once it is cured, but it gets installed in the warm season. Because it is water-based, the spray work needs 5°C and rising, which means roughly late May through mid-September in Winnipeg. So book the assessment any time. The application happens in the warm window. (Need an urgent repair in winter? We can use an all-weather mastic that goes on even in freezing temperatures and on wet surfaces. Your roof is not waiting on the weather to get patched.)
TritoFlex roofs carry warranties of 10, 15, or 20 years depending on the system specified (a thicker membrane buys a longer term), they are renewable, and they cover both material and labor.
The warranty has no exclusions for ponding water, high winds, foot traffic, or 5 cm hail: the things that void a lot of conventional roof warranties. Average useful service life is 25 to 30 years, and the warranty is fully transferable if you sell.
Routine inspections once or twice a year and after major storms keep it performing for the full term, and when the topcoat eventually wears, a recoat resets the clock.
A liquid rubber roof in Winnipeg typically runs $12 to $16 per square foot installed, with the reflective topcoat included, and because it goes over your existing roof, there is no tear-off cost and no insulation replacement cost on top of that. Compare that to $18 to $38 per square foot all in for a conventional TPO, EPDM, built-up, or modified bitumen re-roof.
The exact number depends on the size and condition of your roof and what prep it needs. We give you a firm quote after the assessment, with the membrane thickness spelled out and tied to the warranty.
Usually, yes, if the deck is structurally sound, the roof drains (or the drainage can be corrected first), existing leaks are repairable, and less than about 25% of the roof is wet below the surface.
It’s ideal for metal roofs because it covers all the seams and all the screw penetrations on a corrugated metal roof.
We confirm all of that with a roof assessment and a moisture survey before you commit to anything, and if your roof is not a candidate we will tell you so and point you to the system that fits it. It does not go over asphalt shingles or silicone.
A typical 20,000 sq ft commercial roof is done in 3 to 7 days, versus 3 to 8 weeks for TPO or EPDM and 6 to 12 weeks for a built-up roof. It is water-based and low-odor with no torches or solvents, so there is usually no need to close the building or move tenants out while we work.
